As for the flexibility part, if you truly want to move elsewhere, you could almost certainly find a property management company who will find and vet renters for you and prevent your having to pick up the phone for a middle-of-the-night clogged toilet. Given your low mortgage payment, you'd probably have positive cash flow on top of someone else paying down your mortgage.
