The 10% assumes 6% realtor commission (some can negotiate it down to 5%, some use low cost realtors who charge 1-1.5% but don't provide some of the services, and some don't use realtors at all but have to do everything themselves and usually get lower offers). The remaining ~4% is mostly taxes and fees.
